It's no secret that buyers are usually more attracted to homes they preceive as "move in" ready! There are oftentimes several homes in the same neighborhood for sale at the same time and we want yours to stand out.

Spending a small bit of money and time getting your home ready to market is one of the most important steps in listing your property.

Use this useful checklist to see if your property is ready to market.

Walk through your home:

- Does the house, or any part of it need painting?

- Should you reseed the lawn & get the landscaping in top shape?

- What about screens? do the windows need attention?

- What is the buyers first impression as they step inside of your home?

- Are interior colors neutral and pleasing to a variety of potential buyers?

- Is there any furniture that could be stored in order to make the rooms seem more spacious?

- Can items be taken from the kitchen counters to make them seem more spacious?

- Are the carpets and floor coverings clean and in good condition?

- Are the lighting fixtures outdated, or do they dimly light the rooms?

- Should you remove any ornate item that a buyer may want as part of the house - for example, a special chandelier or window treatment?

On the day of the showing

- Is the home clean fresh and bright?

- Are pets under control at all times?

- Are garbage areas clean and in order?

- Should you step outside for a moment and perhaps allow the agent to tour with the buyers alone?
